“Skolkovo innovation center” - Development Advisory

The Challenge

The strategic goal of the Skolkovo Innovation Centre is to concentrate international intellectual capital, thereby stimulating the development of break-through projects and technologies. In the course of implementation of the project, companies that are engaged in innovative development are discovered. After a selection process, some of these become project participants of the centre. They are provided with all assistance necessary for development.

The Solution

The Skolkovo Foundation and its partners transform the infrastructure, resources and other possibilities of the centre, into effective services for companies-residents of the project  C&W led the development of architect brief for Skolkovo Innovation Center master-plan. C&W Development Consultancy department was chosen to be a retail consultant in Skolkovo Innovation Center, which will be located in Odintcovsky district in 5 km from Moscow. The scope of work included developing an optimal retail component concept for the whole area, totaled about 400 ha. The total area of real estate which is planned to be built within the project is about 2,500,000 sq. m, rentable area of retail component – about 50,000 sq. meters.
In order to meet Client demands C&W specialists analyzed the landplot location, the structure of inhabitants, employees and visitors, transport accessibility of Skolkovo and internal transport network. In second part of the project we analyze the overall demand for retail premises in the project and after that we highlighted the retail component interaction with other components of the innovation city and disclosed the preferable locations of retail within the land plot. The main target of retail component concept is to set the new and the best standards of living within the community. C&W retail brokers made the tenant demand study and the majority of the interviewed retailers were interested in the project. This survey was one of basis parameters for creating a tenant mix and retail location plan.

The Results

Finally the financial model of retail component including rental revenue forecast was created.
