The Challenge

Verniy, one of the most rapidly developing Russian grocery chains, challenged Cushman & Wakefield to help find the site for built-to-suit distribution center in Moscow region and negotiate the transaction.

The Solution

Step 1: Holding a bidding for selection of developers and the site for placement of the distribution center.

Step 2: Analysis of the commercial and technical terms, as well as evaluation of the reliability of the developer, based on projects already implemented by the developer.

Step 3: Structuring the deal: the harmonization of technical specifications, architectural and planning solutions, including the adjustment in terms of convenience for the further implementation of the logistics operations in a warehouse, approval and signing of the contract.

The Results

Verniy agreed to construct built-to-suit warehouse in PNK North Sheremetievo by PNK Group. This distribution centre is the first built-to-suit warehouse of Verniy. The total area of the project including administrative facilities exceeds 43,000 sq m. Verniy started operations in its new warehouse in August 2014.
