The Challenge

At the moment of appeal to Cushman&Wakefield the Client of Hospitality and tourism department had to make a decision about the project concept, located on the site in 23 km from MKAD and 15 km from a Domodedovo airport.
The site will be developed as a component of integrated residential project with total area of more than 1 million sq.m., undertaken by a number of developers. To improve the residential project characteristics the client will include a leisure component.

The client needed the professional advises about the location of the leisure project and about the best mixt of the component of the project which will generate a synergetic effect with a residential project.


The Solution

Step 1. C&W Hospitality and Tourism Department has been analyzed the site and the tourist’s market in the Moscow Region and done the conclusions about the possible component of the mixt project.

Step 2. On the held analysis bases the concept has been proposed for the purpose of its efficiency improvement. The concept of an all-season leisure complex has represented the combination of components, which have opposite-direction seasonality of demand. That allows Complex to work with the maximum occupancy during whole year:

  • Hotel with a Spa and Congress center as the anchor element for business tourists;
  • Aqua park, forming the maximum number of "returning" leisure demand, amusement park, zoo-park;

 

Step 3. On the basis of the held analysis it was prepared a financial model that described a 10-year forecast cash flows from the Complex operation. It was also conducted a sensitivity analysis of financial results to the changes in basic occupancy indicators of the Complex.

Step 4. Master-planning. The CW advised the architect to better located the components of the project on the land plot.

Step 5. Operator search. The Consultant help the Owner to choice the best Hotel Operator and to negotiate the business condition of Management Agreement.


The Results

As result of the held analysis, it was the Department specialists’ proposals on optimal market’s concept and detailed cash-flow analysis. Our work has become an instrument for further dialogue between the Client and the Hotel’s Operator and the future investors for construction and operation of the Complex.
