The Challenge

In 2013 WILO RUS designated Cushman & Wakefield to advise on site selection for development of new production and logistics complex. Cushman & Wakefield Land Department recommended the plot in Noginsky district, Moscow region, with total area of 5.5 ha. After the audit and plot selection, WILO RUS chose Cushman & Wakefield to supervise the project construction.

The Solution

In the role of technical supervisor Cushman & Wakefield project management team rendered full range of services, specified in the Urban Planning codes of the Russian Federation. As a result of effective financial management, Cushman & Wakefield enhanced the project area from the original 16,000 sq. m to more than 21,600 without increasing the initial budget.

Scope of services within the project includes continuous supervision of construction works, collection of initial permit documentation, design supervision, getting approval of the expertise authorities, arrangements with governmental bodies, managing tender procedures to appoint contractors, financial and technical supervision and overall administering during the project development.

The Results

Complex construction took only 9 months since building permission was gained, opening ceremony was held on June, 28. The complex includes production center (8,500 sq m), logistics center (7,000 sq m), administrative and office building (6,110 sq m). Besides, there is the biggest pump testing center in Europe, educational center for Russian project designers and engineers, service center to maintain water supply equipment, thermoelectric power stations, public and domestic water supply. Project investments amount to 35mln euro, it is planned to create about 400 new jobs. The complex is Gold-LEED certified.
